How to utilize existing buildings

Currently, the many buildings in the city are roughly divided into large-scale buildings and small and medium-scale buildings. Small and medium-scale buildings account for about 90% of buildings, of which about 80% are over 20 years old. In many cases, buildings built during the bubble economy have been unable to operate due to the repayment of bank loans, and investments and appropriate management have not been implemented to maintain the competitiveness of the buildings.

In addition to redevelopment and new construction, the question of how to utilize these existing buildings has become a major social issue.

Promoting recycling for optimal applications that meet social needs

Our core business is “Real Estate Revitalization Business”

This is not a simple scrap and build business, but a project to recycle buildings with consideration for the global environment and make use of the existing buildings. By “renovating” and “converting” aging buildings that are no longer preferred by tenants, we are developing a business to turn them into one that tenants want.


[1] Social contribution through real estate, a whole building licensed nursery school project

In the Nihombashi area, where condominium development has been progressing in recent years, the company has undertaken a project to convert an office building into a licensed nursery school. By converting the building to nursery school, we were able to contribute to society by supporting women to return to society and reducing the number of children on nursery waiting lists.

[2] Industry-Government-Academia Collaboration Creates a Relaxing Waterside Space for Local People

Located in Shibaura, Minato-ku, the 40-year-old building has been restored as a multi-functional facility with offices, restaurants, etc. It has undergone seismic reinforcement and renovation, and on the first floor a charm of the building has been created by attracting restaurants. Also, in collaboration with industry, the government, and academia, we joined an existing property to the canal side boardwalk for the first time, connecting people with the waterside and creating a waterside space for the community to relax.

[3] Buildings that coexists with the town through a new restoration method “reduced construction”

A popular cake shop operated on the first floor, but the building’s floor area ratio had been exceeded due to the removal of the parking lot. After repeated consultations with the ward, the ninth floor was taken apart while the pastry shop remained. We created a building that coexists with the town while preserving the building’s compliance with the laws and regulations.
