Real Estate Revitalization Business works in harmony with the environment by not destroying aging buildings, conserving limited resources, and reducing waste.

In order to assess our contribution to the environment in Real Estate Revitalization Business, we used the Architectural Institute of Japan’s LCA tool *1 to estimate the amount of resources used and waste generation and the effect of reducing LCCO2 *2 emissions over 50 years of building operation. In the estimation, we assumed an office building the same age and gross floor area of the largest market segment of the Real Estate Revitalization Business.

Assumptions and basis

We selected a central Tokyo office building, which is 30 years old and has an area of approximately 3,000m2, as a model building, and its environmental contribution over 50 years (the estimated useful life of a SRC office) was calculated.

Reconstruction: If reconstruction occurs every 35 years
Renovation: Renovating old buildings without destroying them (long-life buildings)
Standard: Assuming a 30-year-old building that has not been renovated

Improving Environmental Performance through Building and Facility Improvements

Many of the buildings purchased in Real Estate Revitalization Business are 20-30 years old and have old, inefficient equipment installed. The Company is working to minimize the risk of post-sale breakdowns in such buildings by replacing them with state-of-the-art air conditioning systems and LED lighting, and by renovating toilets. At the same time, the Company is promoting energy conservation in buildings.

Real Estate Revitalization Business does not scrap and rebuild older buildings. Rather, we carefully assess their potential and turn them into highly profitable, highly functional buildings. By doing so, we are reducing the waste of fossil fuel resources, increasing resource productivity, and promoting this business as a way of living in harmony with the environment. As of the end of June 2022, a total of 447 properties have been renovated.
