Acquisition of Building-Housing Energy-efficiency Labeling System (BELS) certification
Six properties under our management have acquired BELS certification, one of the evaluation systems stipulated in the Ministry of Land, Infrastructure, Transport and Tourism Notification No. 489 of 2016, “Guidelines for Labeling of Energy Consumption Performances of Buildings,” based on the Building Energy Conservation Law.
The acquisition of BELS certification is a testament to the high evaluation our environmental business has received, which makes maximum use of our construction solutions and Replanning know-how cultivated over many years. Going forward, we will continue to promote the acquisition of environmental and other certifications, create an environment in which certified office buildings can be re-evaluated in the market, and contribute to improving the ease of working and building a secure social infrastructure.

About BELS (Building-Housing Energy-efficiency Labeling System)
BELS is an abbreviation for the "Building-Housing Energy-efficiency Labeling System," a program launched in 2014 by the Japan Housing Performance Evaluation & Labeling Association. It is a system for displaying the energy efficiency of buildings in accordance with the Building Energy Efficiency Act. Since BELS ratings are conducted by third-party organizations following the guidelines for energy efficiency performance labeling under Article 7 of the Act, it is considered more reliable than manufacturers' self-assessments.
In addition, certified BELS evaluation organizations assess the energy efficiency of buildings and display the results using a 5-star rating system. This allows the calculation of primary energy consumption using a standardized method based on the Act on the Improvement of Energy Consumption Performance of Buildings, making it easier for consumers to compare the "fuel efficiency" of buildings.
Recently, BELS certification has been gaining attention as it is now recognized as a scoring item in the GRESB, an annual benchmark that measures the Environmental, Social, and Governance (ESG) considerations of real estate companies and funds.
